The refurbishment project at 20-23 Greville Street serves as a compelling example of contemporary architecture that seamlessly integrates sustainability and historical preservation. 

The architects opted to retain much of the existing 1970s office building structure, demonstrating a commitment to sustainability by reducing the environmental impact associated with demolition and construction. Sustainability takes centre stage in the renovation, as evidenced by the addition of two new cross-laminated timber floors, the insulation of existing brick walls along with repurposing of an existing light well for cycle facilities. The architects delved into the site’s historical context, conducting extensive research into the architectural history of previous structures. This involved 3D-mapping surveys and community consultations, resulting in a design that pays homage to the Georgian, Victorian, and Edwardian periods that once characterised the area. The perforated façade, a distinctive element of the renovation, serves as a visual narrative of the site’s past structures, creating a dialogue between history and modernity.

The incorporation of community input was a vital aspect of the design process, with three rounds of consultations sparking discussions on nostalgia, historical narratives, and expressions of the past. This inclusive approach not only enriches the architectural narrative but also ensures that the new space resonates with the local community. The resulting design cleverly combines modern functionality with a storied past, creating a workplace that is both aesthetically rich and deeply connected to its context. 

A noteworthy aspect of the project is the attempt to improve access and internal circulation for all users of the building. The colonnade, designed as a new two-storey public space, not only adds to the architectural aesthetics but also contributes to the revitalisation of Bleeding Heart Yard. The decision to move the entrance to the back, utilising the colonnade, enhances the public realm, creating a more welcoming and activated frontage. In terms of civic contribution, the improvements extend beyond the building itself, activating street elevations and yards, and visually expanding and upgrading existing public spaces. The original building which was identified as having a negative contribution to the Conservation Area, now positively impacts the character and appearance of the Hatton Garden Conservation Area.

 Having been thermally and visually upgraded with a new insulated and weatherproofed shroud, its form tells a story of the site’s history. The perforated metal rainscreen façade across all elevations which was moulded based on historic drawings and photographs, were digitally recorded, adjusted, and then extracted for manufacture exemplifying how thoughtful design decisions can breathe new life into existing structures.

Judges’ Comments: “This refurbishment scheme is a welcome example of future proofing and upgrading of existing building stock, whilst exploring and retelling the area’s history. It is a fine example of where the architect has had a strong idea that is executed with conviction – no mean feat in the speculative office market.”
